The Veluwe forest will be extended to the canal. On the other side of the canal, we are creating a wet woodland because the soil there is more damp. Homes will be built in these woodlands on both sides of the canal. We will ensure good access to the area from the Kayersdijk, although we do not yet know exactly where. A bus will run through the residential area, and we are planning commercial activity alongside the existing Ecofactorij business park. The solar farms, combined with nature development, will be situated to the east of the A50 to generate solar energy, and we will use the land for water storage. The homes are planned along the edges of the forest, on both sides of the A50. They connect to the village of Klarenbeek and provide additional amenities. Here too, we are ensuring good access to the area from the Kayersdijk, although we do not yet know exactly where. For commercial activity, we are looking at the Zutphensestraat, opposite the Ecofactorij. We intend to install solar farms along the motorways to generate solar energy. And to prevent flooding, we will store water in the ground and, in part, in surface water bodies.<\/p>\n<p><em>A land dealer is offering small plots of land in the area to private individuals for sale as an investment. What does this mean, and what is the local council\u2019s view on this?<\/em><\/p>\n<p>Land dealers have purchased agricultural land in the area. They then sell it (mainly) to private individuals, suggesting that the agricultural land will be rezoned as building land. This would result in an increase in the land\u2019s value. It could therefore be an attractive investment opportunity. This speculative trade, sometimes referred to as \u2018wind trade\u2019, is risky and may prove financially detrimental to private individuals.<\/p>\n<p>Although land dealers\u2019 brochures may contain (public) documents from the municipality of Apeldoorn and the names of municipal officials are sometimes mentioned in conversations, we are in no way involved in this speculative trade. The land trade falls outside the remit of the Netherlands Authority for the Financial Markets (AFM). We therefore advise private individuals to seek advice in advance on the risks of this speculative land trade from an independent financial adviser or, for example, a notary.<\/p>\n\r\n\t\t\t<\/div>\r\n\t\t<\/div>\r\n\t<\/div>\r\n<\/div>\r\n\n\n<div data-acfblock=\"Tekst\" class=\"section a section--blue e-tekst\">\r\n\t<div class=\"container\">\r\n\t\t<div class=\"row justify-content-center elementOnTop\">\r\n\t\t\t<div class=\"col article-content__content-custom-1220 editor elementOnTop\">\r\n\t\t\t\t<h2>Host City Project<\/h2>\r\n<p>Another development currently underway is the Host-city project. Through this initiative, the Ministry of the Interior and Kingdom Relations is seeking to accelerate the construction of flexible housing. The construction of these flexible homes is ultimately part of the <a href=\"https:\/\/www.apeldoorn.nl\/nieuwbouw-en-ontwikkeling\/zuidoost-apeldoorn\/zuidrand\/host-city\/\">the whole development in the Zuidrand area<\/a>.<\/p>\n<h2>Planning<\/h2>\n<p>We have developed these concepts to explore the possibilities in the area and to discuss them with the local council, residents and other stakeholders. On 15 and 16 April 2024, we organised a number of information sessions and engaged in discussions with residents in the area. It became clear from these that there are many uncertainties and concerns. We are therefore taking more time to engage in dialogue with residents and business owners in the area.<\/p>\n<p>In the meantime, we are continuing to work on the Host-city project, as we have reached agreements on this with the Ministry of the Interior and Kingdom Relations. Consequently, a number of studies will be carried out in the area over the coming
