Temporary letting licence

Under the Vacant Property Act, you can let out your vacant property on a temporary basis. However, to let out your property, you will need a licence from the local authority where the property is situated. With a temporary letting licence, you can let out the property in question for up to 5 years, in return for a reasonable fee.

You can apply for a temporary letting licence if you meet the following conditions:

  • You are the owner/landlord of the vacant property
  • the property is vacant
  • You cannot sell the property or let it on a long-term basis (for example, because it is not a good time to do so).
  • the property is due to be demolished or renovated 

You must enclose the following documents with your application:

  • copy of the title deed   
  • copy of the instruction to sell

We will assess your application against the criteria set out in the Vacant Properties Act and process it within 3 weeks.

The conditions for this licence are:

  • Only the owner/landlord can apply for a temporary letting licence
  • The local authority will only grant the licence if
    • the property is vacant
    • you are unable to sell or let the property on a long-term basis (for example, because the market conditions are unfavourable at that time).
