Plegt-Vos is developing 300 sustainable homes in partnership with Apeldoorn City Council and housing associations

On the southern outskirts of Apeldoorn, Plegt-Vos, Apeldoorn City Council and the Apeldoorn housing associations Veluwonen and Ons Huis are developing 300 homes. The scheme comprises 77 social housing units, 30 mid-range rental properties and 193 owner-occupied homes.

The Apeldoorn local authority’s objective for the area south of the A1 is to develop a new village with a range of facilities in Beekbergsebroek. It will be a diverse residential area catering to various target groups. Landscape, architecture and public spaces are being designed as an integrated whole, with a strong focus on green spaces, biodiversity and social interaction. This will create an attractive residential area where people can enjoy living and experience the benefits of a sustainable living environment on a daily basis.

Plegt-Vos is developing and building the first 300 homes in this area, based on a single, coherent vision. The focus is not only on the homes themselves, but above all on creating a pleasant environment for future residents.

Working together to provide affordable housing in a mixed-use residential area

The development is being realised in close collaboration between Plegt-Vos, the municipality of Apeldoorn and the Apeldoorn-based housing associations Veluwonen and Ons Huis. The parties share the ambition to increase the housing stock rapidly, without compromising on sustainability and quality of life. The development comprises ground-floor social housing, mid-range rental properties and owner-occupied homes. With a variety of housing types – ranging from starter homes and lifetime-proof homes to semi-detached and detached houses – a mixed and resilient residential area is being created where a diverse range of households can find a home.

Councillor Marco Wenzkowski:
“With this first sub-project in Beekbergsebroek, we are demonstrating that a fast-track approach and high ambitions for green spaces, sustainability and quality can go hand in hand.”

“There is a great need for affordable housing in Apeldoorn. With this development, we are taking an important step towards creating a new residential area on the southern outskirts of the city. With this first sub-project in Beekbergsebroek, we are demonstrating that speed and high ambitions for green spaces, sustainability and quality can go hand in hand,” said Marco Wenzkowski (councillor for the municipality of Apeldoorn).

Smart development, predictable delivery

Plegt-Vos develops housing, public spaces and landscaping based on a single, coherent vision for the area. This creates a diverse living environment for different target groups, with a strong focus on green spaces, social interaction and living comfort.

Plegt-Vos’s industrial housing solutions make it possible to realise these area-wide ambitions more quickly and with greater predictability. At the Smart House Factory, complete housing components are manufactured under controlled conditions and then assembled on site. This approach shortens construction time and helps ensure consistently high quality. At the same time, there remains plenty of scope for variation in housing types, architecture and appearance, in keeping with the character of Beekbergsebroek. It is expected that site preparation will begin before the summer of 2027 and that construction of the homes will start at the end of 2027. Around a year later, the first residents will receive the keys to their new homes.

Sustainable choices for long-term enjoyment of your home

Sustainability has been a key principle underpinning the development from the outset. The shared commitment to sustainability extends beyond the homes and choice of materials alone. Climate resilience, biodiversity, circularity and energy-efficient living are also given explicit consideration in the plan. In this way, the design of the entire residential area contributes to sustainable living, both now and in the future.

ECHO Urban Design produced the urban design for the residential area, whilst Zeep Architecten designed the homes. Together with Apeldoorn City Council, Veluwonen and Ons Huis, Plegt-Vos is working to create a distinctive and green residential area in which the landscape, architecture and quality of life complement one another.

With space to walk, play and socialise, Beekbergsebroek is set to become a lovely place to live. This development demonstrates how a well-thought-out vision for the area, sustainable choices of materials and industrial housing solutions combine to create an affordable, attractive and future-proof residential area.
