A lively spot by the canal

We are developing Zwitsal into a dynamic and vibrant urban neighbourhood – unique to both Apeldoorn and the Netherlands. We are preserving its cultural and historical character and the ‘Zwitsal atmosphere’, whilst combining this with housing, innovative businesses, entertainment and events.

Joining forces

The council purchased the former Zwitsal site in early 2013. The site, covering approximately 10 hectares along the Canal, had been standing empty, and the council bought the land and buildings with a view to developing it into a residential area. In the meantime, this site emerged as a creative hub, and we revised our vision. The council then sought a partner for this long-term area development project, and we found one in Skipper Bosch.

From a development vision to a local development plan

Schipper Bosch en de gemeente hebben in 2023 samen de Ontwikkelvisie vastgesteld. Vervolgens heeft de gemeente het terrein eind 2023 formeel overgedragen aan de ontwikkelaar. Vanaf 2024 wordt de Ontwikkelvisie verder uitgewerkt en werken we aan een Omgevingsplan.

The Zwitsal site under development

The Zwitsal site in Apeldoorn is being transformed from an industrial complex into a vibrant urban neighbourhood: Zwitsal Buitenstad. It will feature new-build developments, the repurposing of existing halls and old buildings, and plenty of green spaces. Below are a number of examples of how the Zwitsal site could be developed.

This text also forms part of this phase of the design. “Zwitsalpark forms a green gateway to the Zwitsal site, with space for events. Its industrial character and heritage will be preserved, and by adding even more craft businesses and creative enterprises, it will become a perfect urban mix. The new crossings over the canal are important for cyclists and pedestrians, and making the canal a central feature is a real opportunity for the city. There is a strong focus on creating vibrant, pleasant and green spaces, as well as new mobility concepts with ample space for pedestrians, cyclists and motorised traffic. This text also forms part of this phase of the design. “The stately front gardens of the Zwitsal site will be preserved, and we will ensure there is space for greenery and trees across the entire site. The green embankment along the canal provides space for recreation. Small businesses and shops will together form a lively industrial street, and a small-scale square will be created at the foot of the chimney. You can live here at ground level, or on the upper floors with a view of the Zwitsal site.” Visualisation: Schipper Bosch

This text also forms part of this phase of the design. “Residential and commercial functions at street level create a vibrant streetscape, and small-scale residential blocks are emerging amongst the industrial buildings. Furthermore, a new music venue for Apeldoorn is being developed here. At the Drieslag, there is space for short-term parking and loading/unloading, and a square on the Drieslag connects Zwitsal Park with the Drieslag. Here, attractive, affordable flats are being built, overlooking Zwitsal Park.” Visualisation: Schipper Bosch

Planning

In 2023 is de Ontwikkelvisie vastgesteld en is het Zwitsal-terrein formeel overgedragen aan ontwikkelaar Schipper Bosch. Vanaf 2024 wordt de Ontwikkelvisie verder uitgewerkt en in 2027 verwachten we de planologische procedure op te starten. Omwonenden en belanghebbenden worden dan opnieuw uitgenodigd om mee te praten over de plannen.
