Questions and answers about the development at 39 Auroralaan

Plans are in place for a new residential building comprising 40 flats on the site of the current retail premises at Auroralaan 39 in Apeldoorn. The retail premises will make way for homes, and there will be more space for green areas. During the information evening on this development, questions were asked about, amongst other things, the building, traffic, parking, the layout of the site and the timetable. On this page, you will find the answers to these questions.

  • What is being developed at this site?
The existing retail premises will be demolished. In its place, a residential block comprising 40 flats will be built.
  • How many homes will be built?
    The scheme comprises 40 flats:
    – 31 studio flats with living areas ranging from 29 m² to 49 m²
    – 9 two-bedroom flats with a living area ranging from 54 m² to 61 m²
  • What will the building look like, and how tall will it be?
The building will have a ground floor and four storeys. It will therefore consist of five storeys. The top two storeys are set back slightly from the storey below them. As a result, the building steps back as it rises. This ensures that the building’s height blends in with the surrounding buildings.

  • What impact will this development have on traffic in the area?
It is expected that the number of vehicle movements will remain limited. A shop typically generates more vehicle movements than 40 flats. Furthermore, the number of vehicle movements falls well within the capacity of the surrounding streets.
  • How is car parking organised?
In the car park around the new There will soon be 25 buildings parking spaces. That excludes the private parking spaces at Auroralaan 45–95 on the Wapenrustlaan side. In addition, residents can make use of the available parking spaces at street in the surrounding area. There is spare capacity available.
  • How was that spare capacity on the road determined?
In March 2026, a transport consultancy carried out a parking survey within 100 metres of the project site: at various times during the week (weekday daytime, evening and night-time, and during the day at weekends), counts were taken of parked cars and vacant spaces in the immediate vicinity. This revealed that, in the current situation, the maximum occupancy rate – on Thursday night – is 65%. The municipality of Apeldoorn applies a maximum occupancy rate of 85% (meaning there are always parking spaces available). The difference between 65% (at the busiest time) and 85% can therefore be utilised. This amounts to 34 on-street parking spaces within 100 metres of the project site.

  • So how many extra parking spaces will ultimately need to be created?
By taking the following into account:

    • the parking spaces that are set to disappear,
    • the retail function that is disappearing,
    • the new flats that are being built, and
    • the spare capacity in the immediate vicinity up to a capacity utilisation rate of 85%
It has been calculated that at least 15 new parking spaces need to be created. In the plan to be 16 new parking spaces have been created.
This therefore ensures that there are sufficient parking spaces, even at the busiest time of the week.

  • Will there also be shared mobility options, such as car-sharing?
This is still being investigated. The parking calculation shows that a shared car does not is required to meet parking needs. If future tenants require a car-sharing scheme, the feasibility of introducing one can be investigated.
  • Where can residents park their bikes?
At least two cycle parking spaces are available for each flat. These are located partly inside the building and partly on the site itself.

  • Why are there fewer underground waste bins?
At present, there are five underground waste containers along Auroralaan. These consist of two containers for plastic, metal and drink cartons (PMD), one for paper, one for glass and one for residual waste. In consultation with the local authority and Circulus, the waste collection arrangements for the new residential building have been reviewed. This has resulted in two changes:

    • Of the two PMD bins, only one needs to remain.
    • A small above-ground bin for vegetable, fruit and garden waste (VFG) will be provided. Residents of the flats can dispose of their vegetable and fruit scraps in this bin.
    • The glass recycling bin is to be discontinued.

The new organic waste bin will be placed in the car park, in the green area by the bend in Pomonalaan. Three underground bins will remain along Auroralaan. The openings of these bins will face the pavement. A green hedge will also be planted around the bins.

  • How will the site be laid out?
The site currently covers an area of approximately 1,850 m² and consists almost entirely of buildings and paving. In the new layout, approximately 40% of the site will be green space. Trees, hedges and ornamental plants will be planted. A wadi will also be created. This is a lower-lying, green area of land where rainwater is temporarily collected. The water can then slowly seep into the ground. In this way, the wadi helps to collect rainwater during heavy downpours.
  • Are trees being felled?
The tree on the corner of Auroralaan and Heralaan is to be felled. Eight new trees will be planted in its place.

  • When will work begin, and when will the development be completed?
The exact start date has not yet been announced. The plan is to begin work in mid-2028. The work is expected to take 16 to 18 months.
  • Is there a power supply for the project?
An assessment has been carried out to determine whether the building can be connected to the electricity grid. The grid operator has confirmed that a connection is possible.
  • Where can I register for a property?
At present, it is not yet known via which platform the affordable rental properties will be put on the market.
